We tested in November 2026. Results are being checked by hand and go live here on 2 December 2026. Every branch we tested gets its private report the same week.
We only publish the top five. Every other branch gets its own private report. Nobody is named or ranked below fifth.
How we tested, and what counts
Two enquiries per branch
One email at 7pm on a weekday evening from a homeowner thinking of selling in the spring. One phone call at 8pm the same evening from a buyer asking about a home the branch is marketing.
A 72-hour window
We timed the first reply from a person by email, and whether anyone answered the 8pm call or rang back. Automatic replies do not count. Anything after 72 hours counts as no reply.
Quality, not just speed
We noted whether the email reply offered a valuation visit and asked about timing. Speed sets the rank. Quality is shown alongside.
- Every branch in the borough was tested. Sales and lettings, chains and independents. No branch opted in or paid to take part.
- Both enquiries went out of hours on purpose. That is when real sellers and buyers get in touch.
- Portal leads were not used. We sent nothing through Rightmove, Zoopla or OnTheMarket.
- Results were checked by hand before publication. Anything unclear was reviewed by a person, not just software.
- The index runs quarterly, borough by borough. Past results stay published, so the index grows.
